200 Spring Garden Groundbreaking

Last week, Thursday, November 3, marked the official groundbreaking of a new mixed-use residential tower called 200 Spring Garden, formerly the home of a one story City Fitness.  The new structure will be 13-stories high with 360 apartment units offering extensive amenities, and 10,000 square feet of outdoor public green space. A joint venture between National Real Estate Advisors, National Real Estate Development, and Kushner Real Estate Group.

Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the new building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public promenade along the property’s west side. The building is a modern interpretation of the warehouse-style buildings native to Northern Liberties, the robust structure of articulated charcoal grey brick will anchor and define the intersection of Spring Garden and North 2nd Street.

“This project is the first phase in what will be a new neighborhood from Spring Garden Street, all the way down to Callowhill Street along 2nd,” said Daniel Killinger, President of Real Estate Development, one of the many partners of this project.  The walkway is on the west side of the building (right side in this depiction), What a vision, I love this idea. He added after the project is completed, it will create “an entirely new neighborhood that will combine the energy and vitality of Northern Liberties with the history and culture of Old City into something that is truly Philadelphia.” National and KRE have purchased four parcels between Callowhill Street and Spring Garden Streets with plans to create a unique neighborhood inspired by the surrounding historic Old City and Northern Liberties neighborhoods. The site will be a mixed-use, pedestrian-centric development with two anchoring residential towers and street-level retail that will cater to a diverse community that values walkability and convenience. The building will also include 5,400 square feet of corner marquee retail, and a pedestrian-friendly, landscaped public plaza featuring original artwork curated by Mural Arts Philadelphia.

Ahh where were we. Yes I have gotten behind on events, as social season is in high gear. I have been shooting a lot of events, sending to my media outlets as well as posting on Social Media, but alas I have gotten backed up on posting here on PhillyChitChat. This special show raised funds for Universal Family of Schools to help students and scholars in underrepresented areas of Philadelphia achieve their career and academic aspirations. On hand to accept a $35ks donation from Parx Casino was Kenny Gamble and his wife Faatimah Gamble.

Ribbon Cutting and re opening celebration of Overbrook Lofts 63rd and Jefferson Streets, Friday, September 30th for the 69-unit, five-story building by local developer Odin Properties. It was a celebration for the revitalization of the building, and neighborhood as the historic building was razed by a horrific fire in 2018. The nearly 100-year-old apartment building has opened to enjoy a second life. Odin included amenities such as a dog park and bike storage in its redevelopment, but exercised some restraint to keep rents closer to average for Overbrook, near the western border of Philadelphia. Overbrook Lofts.

The Leeds Estate Is On The Market

Every decade or so, the magnificent Leeds House in West Mt Airy comes on the market, and you’re in luck it’s on the market now as the owners want to return to their hometown. The home was built for noted industrialist Morris Leeds, an inventor and founder of the company that became Leeds & Northrup, the first American manufacturer of quality scientific research and testing instruments. The English style home built in 1931, but has been updated over the years as you will see in the following photos, while maintaining it’s charm.

This home underwent a major restoration in 2008/2009 giving it a new state-of-the-art kitchen, seven new bathrooms, central air and an in-law suite with two bathrooms, kitchen and a separate entrance.
James McFadden of Kurfiss gave me the tour of the home with exquisite detail, which I couldn’t possibly remember but you can appreciate through these photos. I really was stunned by the intricate details of the original ironwork by Samuel Yellin

The two-and-a-half-story stair hall measures twenty-one-feet square and is capped with a soaring timbered ceiling. Nine concrete steps with the original Yellin handrail lead down to the hall and to passageways forming the main axis of the house. To the southwest are the dining room and covered porch; to the northeast, the library and study. The living room lies perpendicular to the axis, jutting out to the northwest above the dramatic landscape. To the south, an extensive two-story ell houses the kitchen and other original service quarters. Guests heading up from the front landing climb thirteen steps to the second story, where the Yellin railing continues along the balcony. The upper hall grants access to four en suite bedrooms, a sewing room, and, beyond the master bedroom, a sitting room that is one of the most majestic spaces in the house.

Realtors Take A Peek at Arthaus

Dranoff’s crown jewel property Arthaus opened it’s Doors to realtors in the area in anticipation for the showing of the property for potential buyers to live at the luxury building under construction on the Avenue of the Arts, which will be accepting residents in early 2022.

The soaring 47-story skyscraper with luxury condos and amenities is located at the corner of Broad and Spruce Streets, overlooking the Kimmel Center in the heart of the city. If you’re a view guy like me, the views from Arthaus the views from Arthaus are incredible of the Avenue of the Arts from the Linc to City Hall, to the Delaware Waterfront including the beautiful Ben Franklin Bridge to the Schuylkill and beyond.

Arthaus is comprised of 108 light-filled units, floor to ceiling windows, with more than 36,000 square feet of world-class amenities, including a unique rooftop greenhouse and more than 4,200 square feet of ground floor retail space. The building’s outdoor spaces will feature a year-round rooftop greenhouse, individual planting beds, a reflecting pool, lawn, and sun deck. Additional amenities include a 75-foot indoor lap pool and state-of-the-art fitness center overlooking the Kimmel Center, a tranquil library, board room, club room, dining salon, café with demonstration kitchen and children’s playroom.

At a press conference in 2019 Dranoff said it was the goal of his team and architecture firm Kohn Pedersen Fox to bring a vertical tower that would be a sort of landmark for the Avenue of the Arts. The upper levels look like steps going to the sky, while the lower levels feature brick and clay tiles that relate to the Kimmel Center across the Street.
